  3. Lot Evaluation & Guidance

    Whether you own land or you're still looking, we evaluate the site for grading, utilities, setbacks, views, and the kind of hidden cost drivers that only show up later. The right lot makes everything else easier.

  4. Collaborative Design

    We partner with you and your architect — or bring trusted partners to the table — to refine a design that's beautiful, buildable, and aligned with budget. Builder input during design is the single biggest predictor of a successful build.

  5. Pre-Construction Planning

    Permits, finish selections, scheduling, subcontractor lockdowns, long-lead materials. We do the unglamorous work upfront so the build itself runs smoothly.

  6. Construction & Milestone Updates

    Build phase, run with hands-on leadership. Weekly updates at minimum — often more — so you always know what's happening, what's next, and where things stand. Written change orders for anything that affects cost or schedule.

  7. Walkthrough & Move-In

    A detailed final walkthrough. A move-in orientation. A 1-year systems warranty and a 10-year structural warranty. And a builder who's still a phone call away long after the keys change hands.
